MAIDENHEAD TOWN HALL, BERKSHIRE Contract: JCT Intermediate Building Contract 2011 with Contractor Design Value: £1,550,000 Duration: 29 weeks Completed: December 2014 Architect: McBains Cooper Project Manager/Cost Consultant: McBains Cooper Structural Engineer: Associated Construction Design Services Consultant: Ridge & Partners “The building threw up some unexpected difficulties along the way, which the J Coffey team worked proactively with the design team to resolve, ultimately delivering the project on time and within budget, and providing a high standard of workmanship and finish, I would have no hesitation in working with J Coffey again in the future” Conor O’Brien, Associate Director, McBains. This was a phased, high profile fit out contract for the Royal Borough of Windsor and Maidenhead. Works were co-ordinated with the relocation of various departments within the Town Hall and timing was absolutely critical. The building was fully occupied throughout the duration of the project and it was vital that adherence to the five sectional completions was maintained to ensure a successful delivery. Works consisted of the complete strip out of existing services, false ceilings, the removal of non-loadbearing masonry partitions and all flooring etc in pre-determined phases to facilitate the creation of ‘open plan’ office spaces, break out areas, toilet facilities and meeting rooms. Each phase was fitted out with new ventilation, comfort cooling and heating along with all new electrical services, demountable false ceilings, proprietary screens and flooring. A number of new and refurbished toilet areas were provided along with teapoints for each department.
